What is an Affirmative Fair Housing Marketing (AFHM) Plan? 

To ensure mass access to available properties, Affirmatively Fair Housing Marketing (AFHM) Plan is implemented by the government. The AFHM plan is designed to pull potentials buyers from across segments irrespective of them being minority or majority group. The project aims at providing affordable homes to underdeveloped strata of society. However, under this plan, specific steps are followed to carefully screen and ensure units.

Steps Undertaken Under Affirmative Fair Housing Marketing (AFHM) Plan

Fair And Clearly Defined

It all begins with determining a selection process for buyers and tenants. The selection process could be first-come-first-served/waitlist and lottery. However, the process of selection could be any, but it has to be fair and clearly defined. It should apply to all and must be explained to potential dwellers.

Establish Eligibility Requirements

Under the program, specific eligibility set standards are laid for effective screening of the applicants. An aspirant must look at these eligibility criteria before even beginning to fill the form. Each house or property put out in the market has a baseline qualification which the aspirant must pass, such as Gross Income, Household size, financial background, etc.

Create an Affirmative Fair Marketing Plan

Before evening beginning to role out the property for sale or rent in the market, the developer should prepare a written plan for marketing the property. He should mention the sales or rental price of the units. The developer is also strictly asked to provide accurate statistics regarding delivery and pricing.

Undertake a Comprehensive Sales/Rental Outreach Strategy

The goal of affirmative marketing is to target the parts of the society who are under-recognized. The marketing strategy adopted should reach such people; therefore, a detailed advertisement plan is necessary. The government should try to contact them through mass advertising in local and regional media.

 

Execute the Application Process

The application process should be transparent and prepared with guidelines. The applicant should follow instructions like the application period, eligibility qualifications, documents to be submitted, etc.

Screening

Once the aspirants have been reached out to, and the officials have received the application forms. The forms are screened and verified for qualification. The official in charge compares them with the guidelines and processes and selects the ones who meet all the needs. 

Execute the Selection Process

Once the applications have been selected, the government decides to allot based on the units available. The applicant is allotted through a fair system of lottery or first-come-first-serve basis.

Once the applicant has been selected, the developer should provide the deed of agreement between the two parties for the applicant’s perusal. It will help the applicant to apply for a loan or finance from various sources.
